The cottage community may only begin to be built, or it may already be quite habitable. If it is built up, communications are connected to the village, roads are laid, people already live in many houses of the village - you do not have to worry about whether there will be problems with connecting communications to your plot of land, with those who will be engaged in the development of the territory of the village, its roads. Everything will be clear and understandable anyway. The only disadvantage of the inhabited land and villages is the price of such real estate. It will be several orders of magnitude higher. Usually, the owners of cottages in business class villages prefer to buy a ready-made building in such a place so as not to buy, as they say, "a pig in a poke".

But if the money does not allow you to buy a finished house, with repairs, communications laid out on it, then, in this case, you should probably consider proposals from construction organizations and cooperatives for acquiring a "bare" piece of land in a place you like? Here the price will be much cheaper than buying a ready-made building. But when buying land in a village under construction, you need to be on the lookout and carefully examine not only the area where you are going to buy land, but also the conditions for the sale of the land plot offered to you by the company.

Subtleties of buying land in a cottage village

When buying a land plot in a future cottage community, the company usually puts forward two proposals for the buyer. First, the future owner of a plot of land can independently build his future home on it. And second, the company will offer him one of the approved projects of cottages to his taste, which the company itself will build on his site.

These are the criteria you should pay attention to when buying a plot of land in a cottage community:

What is the purpose of the land on which the cottage community is being built. If the road paths to it will run through the plots of neighboring plots, through fields, farms belonging to someone, then you will be able to use this road only if you conclude agreements with the owners of these plots of land. Moreover, many of them charge after a monthly payment for the use of their land for travel.

Tip 4. What does the construction company promise in practice and in terms of the development of the village regarding the road surface between its streets, and not just the driveway to the border of the village? If you have to lay roads inside the village on your own, this is an additional cost, and not insignificant.

Tip 5. On the site that you have chosen, there may be a large number of trees, which, during construction, in turn, may interfere with the high-quality construction of a house.

Tip 6. Ask for a package of photocopied documents for the site that you plan to purchase. Do not rush to the decision to urgently buy it, even if the sellers will urge you on, assuring that a little more and the plot will double in price. With a package of documents, contact a legal or real estate bureau that checks the officiality of the development of this cottage village and is able to determine whether these lands are really being sold from the owner.
